The Crime Free Multi-Housing Program (CFMH) is successful because it approaches crime on many fronts. Partnerships between deputies and community stakeholders are essential to public safety. Keeping illegal activity out of rental property is the goal of the CFMH program. It helps landlords create a safer living environment for their tenants.
There are three ways criminal activity comes into a rental community:
- The criminal lives there
- They visit friends there
- They come to the property to commit crimes
The Crime Free Multi-Housing Program addresses all three of these possibilities. By implementing the principles of the program, property owners and managers not only reduce the likelihood of crime in the community, they also reduce the number of visitors who come to the property with criminal intent (i.e., to purchase or sell drugs).
How the Program Works
- Training for rental property owner/manager – We will provide classroom instruction on tenant screening, fair housing issues, eviction process, drugs, gangs, graffiti, and crime prevention.
- Site survey and pass security inspection – A Sheriff's Crime Prevention Specialist will walk through your property and require changes to make the property safer for tenants such as more lighting, proper trimming of landscaping, security cameras, mirrors, new locks and Neighborhood Watch meetings.
- Community Social - A gathering to bring property managers, tenants, residents and deputies together for an overview of the Crime Free Multi-Housing Program. As part of the certification, managers can now require renters to sign a contract promising not to commit crimes. If renters break the contract, they can be evicted.
